When I first realized that Short Sales were going to be a major part of my market I knew I needed to learn how to do them and I needed to learn how to do them fast. So I did what any Short Sale rookie would do...I decided to write a book on how to do Short Sales!! I read and studied everything I could get my hands on. I started listing Short Sales and started going through the process. I found out real quick that what I thought I knew.....was not enough.

But instead of throwing in the towel I made another decision. I sent Wendy Rulnick an email and asked her if she wanted to help me finish writing a book about Short Sales. Much to my surprise she agreed!! I now had someone that had done tons of Short Sales to learn from. Then I made another great decision. I asked Wendy if she wanted to do a Short Sale Agent Training webinar series and teach agents how to do Short Sales. Again she agreed!

I did this because I really wanted to help others become better at doing Short Sales. But most importantly....I did it to learn. I spent weeks picking Wendy's brain while we prepared to launch our training webinars. I was learning Short Sales as I was preparing to teach Short Sales. Sounds backwards doesn't it? It is. But it worked for me. I became very good at Short Sales in a very short period of time.

Then we took it a step further and launched www.ShortSaleSuperStars.com. Now I am the co-founder of the hottest Short Sale network on the internet and have become known as a go to guy for Short Sales.

In less than a year I revamped my entire buisness and became an "expert" at something I had very litttle hands on experience with. I envisioned what I wanted to become and I became it.

Awesome Bryant!  You are no joke my friend!  Your blogs prove time and time again that your not one to miss an opportunity and I mean that in a good way! 

Russell, I hate to break the news to you, but the government is now trying to do whatever they can to stop banks from taking the easy way out and foreclosing.  Which means short sales are here to stay my friend unless there's another housing boom to get people right-side up again.  There may be an upcoming stimulus fart but no boom anytime soon with job loss still prevalent. :)

I evolved, too! Yesterday I closed the first Short Sale listing that I handled from start to finish. Listed in late June. Contracted in early August. Two lenders. A corporate takeover of one of lenders midway through that caused a month's delay because they couldn't get it together. Negotiations on the second.

Buyers hung in there, but wouldn't have if they didn't have a fantastic agent. The bank's deadline was 1/8/10. We got funding on 1/7/10 at 4:00pm, enough time to put the checks in the overnight drop box.

I don't think most people understand that as listing agents, we sweat bullets for our 'short sellers'. I wanted to make it happen for mine because they're great people who deserved to get on with their lives. What's more, they found me on ActiveRain!

Bryant - I love your sentence "So I did what any Short Sale rookie would do...I decided to write a book on how to do Short Sales!!".

In my pre-real estate career, I would often have clients ask me to work on assignments where I did not have particular expertise.  However, they were willing to train me or have me figure out what I needed to learn in order to get the assignment completed.  A very rewarding experience for both of us.  In some cases, I would even need to write some documentation on the project for future reference.

Yes, I have evolved. Rather than shy away from this segment of the market, I got educated and am listing them. I find it fascinating that those I list get approved (I have yet to have one denied) but I have buyers in short sales and two have been denied so far. I think that's because I do extensive pre-qualifying prior to taking the listing, and verifying there is a valid hardship.

I can relate, Broker Bryant. When I saw the market begin to dip in the fall of 2005, it was pretty evident to me that short sales would be the answer. So, I wrote an article about how to do a short sale. Hadn't done one for years. That article quickly climbed to the top of Google and, even today, 4 years later, it ranks just below Wikipedia. I started to take short sale listings and sell them. Wrote a few more articles. Then a book publisher called me to ask if I would write a book. I told him no. I had said everything I had to say about short sales. (In retrospect, hahahahha). Well, my literary agent pushed me and insisted I do it.

So here we are. Four years later. Half of my business last year was short sales. I wouldn't be out of business without short sales, but they do dominate the market in Sacramento. You never know which direction life will take you.

Congratulations on your fabulous website, too. It's a plethora of information, and I plan to spend more time there myself.

Bryant, short sale realtors will be in business for some time. Personally, I believe that in just about every market if you are not up to date on short sales and working them, you are missing out on a large segment of the market. Whether you work with buyers or sellers, or both, it is where the market is.

Hi Broker Bryant,

The difficulty around here (for those trying to sell short)  is that short sales still aren't that commonplace - though I believe that will change over time.  Most buyers have enough choices without going the short-sale route.  Since most have time frames - they don't want to deal with the uncertainty and time involved with the few short sales that are out there.  This of course, decreases the likelihood of a successful short sale.   I'm going to take a look at your site.  What has been happening to your area for years is just starting here.  I think there will be increased short sales as prices continue to fall and unemployed home owners are forced to sell.  So this is excellent information for agents from our area - as precious few are truly short-sale experts.

Bryant- I remember right before you started to do short sales. We had a conversation about to do it or not to do it. This was the same time that Dan Forbes started to write the very first series on AR about doing short sales- do you remember Dan? I remember your comments that included resistance. That resistance turned to embracement. Good for you. Nestor has always been so good at knowing when to embrace a niche and when to jump out. Since we had been doing short sales for over 12 years before this period. It used to take us 2 weeks to get a short sale approved. We did it for divorce, death and illness situations. Our book is more of a manual and it is at the editors right now. I am excited to finally get it done. It has been a work evolving for 2 years now because of the way and speed at which the rules change. I have decided to just add revisions instead of trying so hard to get every single change in as it happens. Good for you Bryant. And Wendy- You are great! I really have enjoyed getting to know you.
