Touring a Kissimmee/Poinciana Florida Short Sale.

Hi folks. Here's a video I took today to show you how real estate has changed. This particular property was sold by me back in 2005 for $170,000. Today I placed it on the market to help the current Seller avoid foreclosure. It's now listed as a Florida Short Sale. Hopefully we'll get $30,000-$35,000 for it. Incredible for a 3 bedroom 2 bath pool home. Enjoy the tour!

I like the caption at the end of the vid. I think it was a wickedly wonderful idea :)

And like I said, while we there, it's sad what this has done to the property values.

An investor will pick it up and help turn the market around a bit. They love these houses :)

Hi Bryant & TLW, Thank you for the tour and I agree with Lenn very sad to see what was once a lovely home in such deterioration. Hopefully someone will buy it and restore the property so that it can become a family home again.

Hi BB - This is so sad, and it must have been a great house 3 years ago when you sold it before.  The thing is that it will take some work, but it looks like once it is cleaned up it can be a pretty nice house again.  Its looks will likely scare off many individuals, but investors would love it.  Good luck with it, and your video should help you get it approved.

BB - I find it hard to believe in 5 years, (less than that actually) that the house seen so much deterioration. I can see how as you described it years ago, that it could easily be worth more than $30K. I think it's an investor's gain at that price.

BB-What a difference 3 years can make when a home isn't care for. Hopefully a do-it-yourselfer or an investor will buy it and transform it into a beautiful property again.

Wow.  That just shows the reality and severity of the market we currently are experiencing.  Very important to keep your clients well educated.  Love your videos BB.  I will have to work  up the nerve someday soon to do the same.

Bryant- They obviously just let it go. Our town would never let a property get this way. They will come and mow the grass, they will take care of the exterior and make the place safe so kids don't drown in the pool, etc. Most of our short sales unless rented out are in very good condition.

Bryant, hard to believe the amount of deterioration.  Seems like the interior is in fairly decent shape and would make a good buy for some investor.  It really makes our market seem in great shape.

That is a great deal for the new price. Nothing a little lawn care, pool maintence and some elbow grease can't improve! Good luck with it. It has tremendous protential

Broker Bryant, Hope you got your shoes cleaned off after the backyard bonus you stepped in. I'm listing a similar home next week. I have learned that sandals are not a wise footwear choice. I trust an investor will make that place shine again. It is evident how lovely it once was.

Great video, BB. Somebody put a lot of their heart and personality into that house. What a shame they had to let it go. I hope you sell it to somebody who fixes it up and makes it a nice home again.

While short sales do close, they are a real pain and if the place is rented it is an additional can of nasty worms!

I think that property may easily sell for 4,000 to 6,000 more if the asset management company maintained the lawn and at least had the pool and hot tub drained and cleaned. Initially, the eye buys everything.
