Short Sales never cease to amaze me. Just when I'm really getting fed up with how slow Chase is they give me an approval in 5 business days!!! The other Chase Short Sales I have done all took 6 months or more so this one was truly a surprise. Hopefully this is a sign of things to come.
One of the reasons this one got approved so quickly is that the Seller had been working with Chase for over a year trying get a loan mod and then trying to do a Short Sale by herself. By the time she finally listed the property with me she already had a negotiator contact.
I listed the property and sold it the very next day. I called the negotiator and all he wanted was the contract and the HUD statement. These were sent over on July 1st and we received the written approval on July 8th!!
Property:
3 bedroom 2 bath pool home in Winter Haven Florida. Tenant occupied.
Hardship:
Loss of income
Liens:
1st with Chase for $196,500
2nd with Chase for $64,500
Details:
The property was placed on the market on June 23rd. Went pending June 25th. Short Sale was submitted on July 1 and was approved on July 8th. No seller concessions or contributions.
Chase agreed to a purchase price of $105,000 with a NET to them of $96,270 or.... 37 cents on the dolllar.

WOW... congrats on that sale. I was just talking with a couple who are looking for a rental, they have a mortgage with B of A. Their letter of approval for the short sale only took 2 months..unheard of for B of A. I have 2 others with B of A and one was ongoing for over a year and the other is already at 5 months with still no letter of acceptance. Go figure.
Bryant, that is amazing. Let's hope it's a trend. The banks are getting more proactive with the sellers and I'm also getting more calls from sellers who advanced the short sale by themselves. I think you broke the speed record here - congrats!

Broker Bryant, congrats on the approval. Both Chase and Wells surprised the heck out of me recently with super fast approvals. I am hoping it's a sign of streamlined procedures on their end and not merely flukes.

Bryant ... Thanks for sharing this good news about Chase Bank approving short sale in five days. Wow. That's great. Even though 1st and 2nd were both with Chase, it's a surprise and possibly because they assigned one person and not a team to do the paperwork.
Bryant, the more you do these the less sense it makes sometimes. I'm firmly convinced that it all depends on the particular negotiator that's assigned.

BB - This is why I LOVE Chase, and they have also been my family's bank of choice for years. No matter what service I am seeking they are always well staffed and efficient.
PS ...hard to believe they have taken so long in the past but maybe they are improving ahead of any of the other institutions.
We have had nothing but delays and problems. About 3 months to get to negotiator, then one they wanted a full 33% more than our well priced offer. and the other seller to carry a 33% note. both now headed for foreclosure.
