The property sold for $151,000 or 39% of it's value 5 years ago. Nationstar accepted $133,500 on the 1st or .47 cents on the dollar. With full Waiver of Deficiency.

Interesting that you've had good success with Nationstar. I used to represent them in foreclosures in Martin County, but dropped them when they started getting unreasonable. I guess they've had a change of heart. Congrats on the successful short sale.

Smart bank. They let it go now when they have a bird in the hand. Other banks play hard ball and lose much more after a year or two of haggling.

This was a Fannie Mae loan too. At first they wanted the seller to be 30 days delinquent but I escalated the file and made a case. They came back and approved it. The $750 was to cover 2 weeks interest on the loan.
This one sold in 80 days from listing to closing. It was one of 3 referrals from an AR member. 2 have closed. 1 took 87 days and then this one at 80 days.
How's that for fast referral checks?
I must confess that I called the CEO at Nationstar because of a short sale run amuk. I got a call back from the loss mitigation supervisor who was screaming so loud that you might have heard him in Florida. Got my short sale approved, but I'm laying low there for a few more months.
