3 bedroom 2 bath single family home located in the Orange Ridge subdivision of Orlando Florida. This home has 1,735 sq ft of living area and was built in 1984. It was purchased in June of 2008 for $245,000. It was a primary residence.
Liens:
- 1st Mortgage with Chase for $240,000
Hardship:
- Curtailment of income. Relocation.
Issues:
- This was a pretty straight forward Orlando Florida Short Sale. Tutas Towne Realty placed it on the market May 5th at $160,900. We slowly reduced the price and on June 21st the seller accepted an offer of $120,000. The transaction closed on 15 September. 132 days from listing to closing!!
This property sold for $120,000 or 49% of it's value 3 years ago. Chase accepted $105,000 on the 1st or .44 cents on the dollar. FHA guidelines cap the seller concessions at 1%. However Chase agreed to pay 3%. The seller also received $750 at closing. With full Waiver of Deficiency.

Well done. I love hearing the words "Full Waiver of Deficiency". It also seems like chase is moving a bit quicker for everyone these days.
I agree that Chase has turned it around. My first short sale with Chase in 2008 took over a year. I faxed the short sale package at least a dozen times. Now Chase is just about my favorite lender to work with.
FHA Pre Foreclosure Sales really have no deficiency to waive. The lenders are paid in full by HUD. It's actually HUD who would go after the borrower. But they don't.
