For the last post, just because there is no mortgage insurance in the monthly payment, doesn't mean it isn't there.  Lender Paid MI (LPMI) was very popular for a few years.  The borrower would take a slightly higher interest rate which then allowed for the lender to pay for the premium in full.  This would often give a lower overall payment than if actual monthly MI were present.

Because there is still MI behind the scenes, MI company approval would still be required for a short sale.

Like Steve Loynd here, I use the Short Sale Superstar site too when I encounter a new bank or situation. It's the best thing on the web for short sale agents, and I say that in an honest way, from my heart, and not in a suckuppy way.

There is so much misinformation out there. I attended a webinar yesterday put on by C.A.R. about short sale deficiencies. It conducted a poll but I could not participate because I was watching the webinar on my iPAD as I was getting my hair done. It would not interact with my iPAD. Anyway, the answers given were outrageous. For example, only 5% of those watching said their short sale business was hurt by SB 458.  WTF? Are they not selling short sales or WHAT?
